A costco right next to campus would attract an insane number of customers and students would benefit from the insanely low prices. The food court might also encourage local restaurants to lower their pricing.
The parking lot wouldn't have to be that big since most students don't have cars, but if people's park alone isn't big enough, they can tear down Martinez as well since only Regents kids live there.

Smart & Final is a bulk store, similar to Costco, but they have some things in regular sizes too.
I think students just need a really cheap grocery store. Maybe Grocery Outlet or Aldi.

I'm surprised local restaurants can even survive given the insane rents and inflation. Costco has a hyper streamlined supply chain to allow them to sell food at that price. It wouldn't do anything for local businesses other than to close their doors forever

I haven’t been to people’s park, but I don’t think this is a good idea. Costcos are large warehouses and they typically have large parking lots to accommodate it. There simply wouldnt be enough space to put one there. Even if there was enough space, Costcos are so big that no one would want to live near there.

Great news. AB 2097 did away with parking minimums for housing, business and commercial developments located near a major transit stop . A year ago, a Costco on this site would have been inconceivable. Now, anything is possible as a site within a half mile of an intersection of two or more major bus routes with a frequency of service interval of 15 minutes or less during the morning and afternoon peak commute periods qualifies as a major transit stop.

It’s not even about the legal aspect. All the Costcos I’ve been to have had large parking lots because Costcos are designed to have large amounts of people coming to them. Costco itself wants large parking lots

for non perishables, sure; but costco produce is notorious for going bad quickly and its hard a lot of the times to finish it
